Turnkey ADUs — also called guest houses or pool houses — for homeowners and rental property owners across Phoenix and Mesa. We design, permit, and build a second home on the property you already own, whether you live there or manage it remotely.
Call it an ADU, a guest house, or a pool house — every plan is pre-designed, adapted and engineered for the property, and submitted for city approval. Full kitchen, full bath, in-unit laundry, and finishes in a modern desert palette.

Need something different? We also take on fully custom design-build projects outside these three plans — ask us on your consult.
We adapt our pre-designed ADU plans to your parcel — orientation, utilities, setbacks. No blank-page custom design, no months of revisions.
We prepare and run the city submittal and approvals. Permitting is the core of what SOKO does — it's why the timeline stays tight.
SOKO Development constructs and delivers the finished, rentable unit. You approve milestones remotely; we handle inspections on the ground.
Send us the property address. We'll review the zoning, lot size, preliminary placement, and likely ADU options before the call — free, no obligation.
A 2025 state law rewrote ADU rules across every major Arizona city. For a landlord who already owns a Phoenix lot, it removed the barriers that used to make a second unit slow, discretionary, or impossible.
Cities over 75,000 people must permit ADUs on single-family lots that meet the standards — approval is no longer discretionary.
Cities can't prohibit using or advertising the ADU as a long-term rental, and can't dictate who lives in it.
Phoenix allows up to two ADUs on a single-family lot; on a standard lot the unit can run up to 1,000 sq ft.
Reduced side and rear setbacks can make many existing lots feasible. Exact setbacks depend on zoning, placement, height, streets, alleys, easements, and parcel conditions.
You own the land already — that's the expensive part of any new unit, and it's done. The ADU adds rentable square footage and resale value on top of it.
Illustrative only — not a guarantee of returns. Your parcel, finish level, and financing set the real numbers, and we run them with you on the consult. Rent range reflects current Phoenix ADU comps for a unit of this size and finish.
Most owners fund their ADU one of two ways — through the equity they already have, or through equity-free financing built for speed. We're finalizing direct lending partnerships to make this easier; in the meantime, here's how each path generally works.
If you already have equity in your home, this is typically the lowest-cost route. A HELOC adds a second lien and preserves your existing mortgage rate; a cash-out refinance rolls everything into one new fixed payment. Best if you already have meaningful equity built up.
If you haven't built up equity yet, or just want to move quickly, some lenders will fund based on your home's projected value after the ADU is built, or approve without tapping home equity at all — often in days rather than weeks. Usually a higher rate, but faster and more flexible.
General information only, not financial or lending advice — a licensed lender can give you exact terms for your situation. We'll publish specific partner lenders here as those relationships are finalized.
Starting at $99,000 for the Studio, $119,000 for the One-Bedroom, and $149,000 for the Two-Level — design-build pricing that varies by unit type. We also take on fully custom design-build projects outside these three plans. Every lot is different, so we'll give you a parcel-specific estimate during your consultation that accounts for your lot, selected finishes, utility needs, and any site-specific conditions.
Yes — that's exactly who this is for. Every step runs through SOKO, from drawings through final inspection. You make decisions remotely and we execute on the ground in Phoenix.
Start to finish — design through move-in-ready construction — the entire process typically runs 5–7 months. Because our plans are pre-designed rather than built from scratch, and we handle the city process in-house, timelines stay tighter than a custom build.
Most Phoenix single-family lots now qualify by right under the 2025 state law. We confirm your specific parcel — zoning, lot size, setbacks — for free before you commit to anything.
Yes. State law bars cities from prohibiting long-term rental of an ADU or dictating who occupies it. Short-term rules vary by city — we'll cover your options.
We’re finalizing partnerships with several lenders who specialize in ADU financing for remote investors — see the Financing section above for where that stands. During your consultation we’ll walk through home equity options like HELOCs and cash-out refinancing, plus faster equity-free alternatives, to find what fits your situation.
